Water getting into a building is never just a nuisance. Left unchecked, it damages foundations, flooring, walls - and the costs add up fast. That's exactly the situation we were brought in to fix here. The area behind this office building was overgrown and sitting in a way that let water run straight toward the structure instead of away from it.
Here's what we were working with - stumps, overgrowth, and ground that hadn't been touched in a long time. The first step was clearing all of it out. We got the stumps pulled and the brush removed so we had a clean slate to work from. No drainage fix works if you're fighting through roots and debris to get the grade right.
Once the area was opened up, we cut in a drainage swale to redirect water flow around the building. A swale is basically a shallow, sloped channel that gives water a path to follow - away from your structure and toward somewhere it can safely go. It sounds simple, but the grading has to be done right. Too flat and water just pools. Wrong direction and you've made things worse.
The finished result is a cleared, graded site where water now has a clear path to move around the building instead of through it. That's the whole goal. Good drainage isn't glamorous work, but it's some of the most important site prep you can do for a commercial property. It protects the building itself and helps prevent far more expensive problems down the road.
Whether you've got standing water near a structure, a low spot that keeps collecting runoff, or overgrowth that's been ignored for years - this is the kind of work that pays for itself. Proper grading and drainage are foundational. Get that right first, and everything else on your property is on solid footing.
